Master Planning
OPI is well versed in planning beyond the confines of a building envelope. Our extensive experience in the resort, commercial, and housing sectors provides us with the ability to develop your overall plan ideas to their full potential. Strong focus is given to all aspects of the development, including pedestrian flows, efficient use of site space, natural and artificial lighting, and overall experience of the development, constructability and project phasing, as well as any project specific goals.
Schematic Design
OPI works directly with clients and representatives to develop the established project goals and parameters into a functional and satisfying design. Our creative and detail oriented staff make communication with the client a priority through this critical phase to ensure that all of the project’s need are addressed in the best feasible design.
Design Development
One of OPIs strong suits is our extensive knowledge and experience with the realities of building construction and function. Along with our engineering and specialty consultants, OPI has the ability to successfully develop the schematic plan for your project into a constructible and well-functioning building that will be compliant with all local codes and regulations.
Construction Documentation
OPI has the resources and personnel necessary to produce complete sets of drawings, specifications, and documents for the construction of you project. OPI utilizes the most up to date versions of Autodesk drafting software. This gives us the ability to produce traditional plan sets as well as 3D computer models for your project.
Construction Administration
OPI’s staff will be there to help you. As anyone familiar with the industry knows, the construction process can be complicated and full of surprises. Design and detail revisions and clarifications are often needed for various and sometimes unforeseen reasons. OPI has provided construction administration services on several projects, including project designed by OPI, as well as projects designed by other firms. Our experienced staff is familiar with the processes of construction and will stay focused on your project’s needs through completion.
Interior Design
OPI staff have experience with projects ranging from affordable homes to high end resorts. We pay attention to detail and take pride in our projects. OPI can provide design and selection of interior finishes to match your project goals and budget.
Tenant Finish
OPI can design unfinished spaces to meet your specific needs. We have associations with consultants and contractors to perform full service design or we can work with your installers to transform raw spaces into functional rooms to meet your requirements.
Remodel
OPI can take an existing structure or space and transform it into a more functional and efficient entity. The finished product of which can be made to look as if it were new construction from the start.
Remediation Services and Forensic Architecture
OPI can determine reasons for inadequacies and system failures. Furthermore, we can design and provide solutions to these and oversee the implementation of the results.
Peer Review
Some projects may require a second independent opinion. OPI provides peer review services not necessarily to “second guess” other professionals, but rather to confirm the standards and specifications are being adhered to.
LEED and Green Globes
In the expanding arena of sustainable philosophies, OPI has certified professionals to design to the strict standards of “green” building in order to produce efficient and environmentally friendly projects. This concept extends beyond the building itself to the project as a whole.
CAPS: Certified Aging in Place Specialists
OPI is designated as CAPS architects. We can provide new designs or revisions to existing homes that are functional, creative and sustainable. These designs allow for persons to live safely, independently and comfortably in their new or renovated existing home.
